Architecture and continuing use

Cream ashlar, tall gables, turrets, bartizans and a steeply modelled roofline unite a huge block spanning the level changes between North Bridge, the Royal Mile and Cockburn Street.

Its story

The Scotsman’s proprietors commissioned Dunn and Finlay after North Bridge was widened. The complex combined newspaper offices and printing works with shops, flats, arcades and steps, and was later adapted as a hotel.

Why it is included

It shows how publishing, transport routes and commercial redevelopment reshaped a difficult Old Town site at metropolitan scale.

What to notice

  • The turrets and elaborate skyline above North Bridge.
  • The Scotsman Steps descending beside the complex.
  • Surviving newspaper-era stonework and interiors within the hotel.

Reading the surroundings

The hotel is a commercial property. Public hospitality spaces follow current opening and booking arrangements; guest and service areas are private.

What we know — and what remains uncertain

The statutory listing covers a much larger group than the hotel alone, so not every listed element is part of the present hotel operation.
