Architecture and continuing use

The symmetrical yellow-ashlar facade extends across seventeen bays, centred on a seven-stage entrance tower and flanked by pyramidal-roofed pavilions. Overhanging eaves, canted bays, arcades and lodges complete the resort composition.

Its story

Peddie and Kinnear designed the hotel in 1875–76, and it opened in September 1878. It became a neurological hospital during the First World War, then returned to hospitality and underwent major late-twentieth-century restoration.

Why it is included

Scale, architectural coherence, hydropathic history and continuous hospitality use make the Hydro a defining landmark beyond Dunblane’s medieval core.

  3. 1914–18 Requisition converted the resort to neurological hospital service.
  4. November 2025 Apex reopened the hotel after refurbishment.

Modern extensions serve the operating resort, while the designation also includes lodges, gates and walls beyond the principal mapped point.
