Architecture and continuing use

Painted rubble rises two storeys to a single canted attic dormer. A pilastered doorway and two ground-floor windows sit below paired first-floor openings, while an eaves course, cornice and blocking course give the narrow frontage a formal top.

Its story

The building belongs to the early growth of Hamilton Street, whose mostly two-storey fronts were later adapted with shops. Present marketing describes a let shop, office and one-bedroom flat, demonstrating continued mixed use rather than a single historic function.

Why it is included

It represents the scale and incremental adaptation of the Hamilton Street group without reproducing every similar listed address.

What to notice

  • The pilastered doorway.
  • The lone canted dormer above the paired first-floor windows.
  • Where modern commercial alterations meet the older rubble front.

Reading the surroundings

Use a business entrance only during opening hours or by appointment. Upper accommodation and office areas are private; do not disturb occupants or estate agents for heritage access.

What we know — and what remains uncertain

A property listing is a time-limited source and does not guarantee that sale or tenancy details remain unchanged. The record therefore describes the checked evidence and avoids naming an unverified occupier.
